Summary:

The Dormitory 445 renovation project was located on the Dover Air Force Base in Dover Delaware. This was the first major project FMI performed under the Prime contractor, Toltest, Inc. of Maumee OH. The building is three (3) stories with two (2) wings on each floor, a Commons area with recreation and laundry facilities. Our Scope accounted for approximately 40% of the total project and included the removal of the existing seventy five (75) ton air cooled chiller and air handlers, associated chilled water and hot water piping and high pressure hot water heat exchanger. The new equipment included a eighty (80) ton Air Cooled Chiller, two (2) Ice Storage Tanks, three (3) Air Handlers, Exhaust Fans and one hundred fifty six (156) Fan Coil Units. The original building was controlled by a pneumatic system, the new project incorporated a base standard Trane DDC system included in our scope. During demo of the third floor, mold was discovered and additional scope was added to our work of removing and reinsulating all the hot and chilled water lines as required.

Results:

Additional time was added to the project timeline due to the mold issues and the project was closed out within the new timeline. The client / owner accepted the project and was happy with the final product.
